Heavy snowfall, cold temperatures, and changing seasons cause dreadful freeze thaw. When left exposed, water expands and contracts as making fractures grow until the asphalt completely separates from the original base.

Underneath asphalt is an aggregate and dirt fill base that becomes susceptible to erosion. Cracks being left unsealed will allow water to shift the compacted based and cause more severe separation.

Similar to the absence of sealcoat, if asphalt is left untreated the sunlight will age the surface by drying out the bituminous and aggregate composition. Cracks are a result of this and will continue to create problems if left unsealed.
